STATE OF GEORGIA COUNTY OF GLYNN POWER OF SALE Under and by virtue of the power of sale contained in that certain Deed to Secure Debt from Deborah L. Davis to Marshland Community Federal Credit Union, dated July 15, 2008, securing a promissory note in the original principal amount of $30,000.00, recorded in the Office of the Clerk of Superior Court of Glynn County, Georgia at Deed Book 2464, Page 464, there will be sold at public outcry before the courthouse door of Glynn County, Georgia, on the first Tuesday in November, 2018, between the legal hours of sale by Marshland Community Federal Credit Union, as attorney-in-fact for Deborah L. Davis the following described real property to-wit: That certain lot, tract or parcel of land situate, lying and being in the 26th District, G.M. of Glynn County, Georgia, identified and described according to a plat certified by C.H. Bliss, Registered Surveyor No. 13, as a result of a survey made by said Bliss on March 20, 1954, and recorded in the Public records of said county in Deed Book 7-L, Page 486, as that tract shown on said plat as "Frank and Edith Herrin, area 0.5 acres", and being more particularly described as follows, to-wit: Beginning at the intersection of the northern line of the 20 foot road shown on said plat with the western line of the 15 foot road shown on said plat and running thence north 24 degrees, 30 minutes, west along the western line of said 15 foot road, a distance of 100 feet, thence south 81 degrees, 30 minutes west a distance of 213 feet, thence south 8 degrees, 30 minutes east a distance of 95 feet to the northern line of said 20 foot road and thence north 81 degrees, 30 minutes east along the northern line of said road, a distance of 241 feet to the point of beginning. Reference is hereby made to said plat and to the record thereof for all purposes. Said property will be sold as the property of Deborah L. Davis to satisfy the indebtedness secured by said Deed to Secure Debt, together with interest and penalties due thereon from said date until paid. Said indebtedness is in default and has been declared due and payable in full. The proceeds arising from sale of said property will be applied as provided in said Deed to Secure Debt. Said property will be sold subject to the following: Any and all ad valorem taxes or other assessments owing thereon, and other liens or security deeds which may be superior to said Deed to Secure Debt; all prior restrictive covenants, easements, rights-of-way or encumbrances; all valid zoning or other laws or ordinances; and matters which would be disclosed by an accurate inspection and survey of the property. To the best knowledge and belief of the undersigned, Deborah L. Davis is in possession of the property. The purchaser shall pay for all costs and attorney's fees incident to the foreclosure, including Georgia Real Estate Transfer Tax, except such costs and attorney's fees as are chargeable to the Grantors under the terms of said Deed to Secure Debt.
