STATE OF GEORGIA COUNTY OF GLYNN NOTICE OF SALE UNDER POWER Under and by virtue of the power of sale contained in a Deed to Secure Debt from GARY PANKNIN AND LISA PANKNIN to HABITAT FOR HUMANITY OF GLYNN COUNTY GA, INC., dated May 9, 2007, recorded on May 10, 2007, in Deed Book 2221, Page 453, Glynn County, Georgia records, said Deed to Secure Debt being given to secure a Note dated May 9, 2007, in the original principal amount of Eighty Two Thousand Two Hundred Fifty Two and 50/100 Dollars ($82,252.50), with interest from date at a rate per cent per annum on the unpaid balance until paid, said note being in default; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Glynn County, Georgia, within the legal hours of sale on the first Tuesday in October, 2018, the following described property: All of that certain lot, tract or parcel of land situate, lying and being in the 26th G.M.D., near the area known as "Dock Junction", in Glynn County, Georgia, said tract being A PORTION OF LOTS THIRTEEN (13) AND FOURTEEN (14), OF HARLEM FARMS SUBDIVISION, GLYNN COUNTY, GEORGIA, being rectangular in shape and being more particularly described according to a print of a plat of survey as prepared by George P. Underwood, Jr., Georgia Registered Land Surveyor No. 1927, and filed for record as part of a deed which has been recorded in the Office of the Clerk of Superior Court of Glynn County, Georgia in Deed Book 19-O, Page 386. Said plat is incorporated herein and made a part hereof for all purposes of description and identification and for all other purposes allowed by law. This property is more commonly referred to as: 409 Lakewood Avenue f/k/a 160 Southern Road, Brunswick, GA 31520 The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Deed to Secure Debt. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Deed to Secure Debt and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, easements, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Deed to Secure Debt first set out above.
