STATE OF GEORGIA COUNTY OF GLYNN NOTICE OF SALE UNDER POWER Because of a default under the terms of the Security Deed executed by Deborah Kadar to Mortgage Electronic Registration Systems, Inc. as nominee for Primary Residential Mortgage, Inc., its successors and assigns dated August 16, 2012, and recorded in Deed Book 3038, Page 383, as last modified in Deed Book 3605, Page 225, Glynn County Records, said Security Deed having been last sold, assigned, transferred and conveyed to Nationstar Mortgage LLC, securing a Note in the original principal amount of $162,850.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, February 5, 2019, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit: THE LAND REFERRED TO HEREIN BELOW IS SITUATED IN THE COUNTY OF Glynn, STATE OF GA, AND IS DESCRIBED AS FOLLOWS: ALL THAT CERTAIN LOT, TRACT OR PARCEL OF LAND SITUATE, LYING AND BEING IN GLYNN COUNTY, GEORGIA AND IN THAT CERTAIN SUBDIVISION KNOWN AS SANDALWOOD SUBDIVISION, DESCRIBED AND IDENTIFIED ACCORDING TO THE MAP AND PLAN OF SAID SUBDIVISION MADE BY RALPH E. LACKEY ASSOCIATES, INC., GEORGIA REGISTERED LAND SURVEYOR NO. 1635, DATED DECEMBER 1, 1992, RECORDED IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF GLYNN COUNTY, GEORGIA, IN PLAT DRAWER 22, MAP NO. 70, AS ALL OF LOT THIRTEEN (13), BLOCK A, SANDALWOOD SUBDIVISION. REFERENCE IS HEREBY MADE TO THE PLAT AND RECORD THEREOF FOR THE PURPOSE OF MORE PARTICULARLY DESCRIBING THE LOCATION, METES AND BOUNDS OF THE SUBJECT PROPERTY AND FOR ALL OTHER PURPOSES. Said property is known as 110 Sandalwood Drive, Brunswick, GA 31525, together with all fixtures and personal property attached to and constituting a part of said property, if any. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
