STATE OF GEORGIA COUNTY OF GLYNN NOTICE OF SALE UNDER POWER Under and by virtue of the power of sale contained in a Security Deed from ROBERT N. BROWN to UNITED COMMUNITY BANK, dated June 22, 2007, recorded June 22, 2007, in Deed Book 2252, Page 100, Glynn County, Georgia records, said Security Deed being given to secure a Note from ROBERT N. BROWN dated June 22, 2007, in the original principal amount of Forty Thousand Two Hundred Ten and 00/100 ($40,210.00) Dollars, with interest due thereon on the unpaid balance until paid; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Glynn County, Georgia, within the legal hours of sale on the first Tuesday in October, 2018, the following described property: All that certain lot, parcel of land situate, lying and being in the 1356th District G.M., Glynn County, Georgia, identified and shown as Lot Numbered Eight (8) of High Point Subdivision, Phase One, located and shown upon the plat of survey made by Quillie E. Kinard, Jr., GRLS #1572, filed for record on November 8, 1985 in Plat Drawer 19, as Plat Number 1157, office of the Clerk of Glynn Superior Court, the said lot being bounded according to said survey as follows, to-wit: Southerly 120 feet by the northerly line of Perry Land Road (an 80 foot road); westerly 435 feet by Lot Numbered Nine (9) in said subdivision; northerly 120 feet by the northerly boundary of High Point Subdivision Phase One; and easterly 435 feet by Lots Numbered Five (5), Six (6), Seven (7) and portion of Lot Four (4) of said Subdivision. The use of the foregoing property is subject to a general utility easement, 10 feet in width, across the front of said lot. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, easements, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
