STATE OF GEORGIA COUNTY OF GLYNN NOTICE OF SALE UNDER POWER Because of a default under the terms of the Security Deed executed by John B. Buckland and Martha Tabor to Driftwood Manufactured Housing dated May 29, 1997, and recorded in Deed Book 257, Page 84, Glynn County Records, said Security Deed having been last sold, assigned, transferred and conveyed to U.S. Bank National Association, as Trustee, as successor to Firstar Trust Company, as Trustee, for Manufactured Housing Contract Senior/Subordinate Pass-Through Certificate Trust 1997-3, securing a Note in the original principal amount of $35,433.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, February 2, 2021, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit: All that certain lot, tract or parcel of land situate, lying and being in the 1356th District, G.M. in Glynn County, Georgia, lying east of the Old-Brunswick- Jesup Highway between the Sterling and Everett Communities, being a portion of the larger tract containing 1,169.22 acres, more or less, described in the Deed to Secure Debt given 4112/68 to Federal Land Bank of Columbia of record in the Office of the Clerk of Superior Court in Deed Book 9-D, page 172 and a plat of survey is attached made by Atwood M. Freeman, G.R.S., dated March 30, 1956, to which reference is hereby made for identification purposes, the said lot herein conveyed being identified as Tract 22-D, also identified as TRACT NUMBERED FOUR (4), BLACKERBY FARMS SUBDIVISION, containing 2.50 acres according to the plat of survey made by Theodore H. Harris, dated June 3, 1975. Together with that certain 1993, 66X28 Springdale home, serial number 36140A&B. The improvements thereon being known as 5766 Old Jesup Road, Brunswick, Georgia - 31525. Said property is known as 5766 Old Jesup Road, Brunswick, GA 31525, together with all fixtures and personal property attached to and constituting a part of said property, if any. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. The proceeds of said sale will be applied to the payment of said indebtedness and all expenses of said sale as provided in said Deed, and the balance, if any, will be distributed as provided by law. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the secured creditor.
