Armstrong to Mortgage Electronic Registration Systems, Inc., as Nominee for Advanced Financial Services, Inc. dated September 18, 2007, and recorded in Deed Book 2319, Page 82, Glynn County Records, said Security Deed having been last sold, assigned, transferred and conveyed to Nationstar Mortgage LLC dba Mr. Cooper, securing a Note in the original principal amount of $79,200.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, December 7, 2021, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit: All of those certain lots, tracts or parcels of land situate, lying and being in the City of Brunswick, Glynn County, Georgia, and in that certain subdivision of said City well known as and called Dixville, described and identified as all of Lot No. Three (3) and the northerly fifteen (15) feet of Lot No. Four (4) of said Dixville, fronting 60 feet on the easterly line of Johnson Street and running back in uniform width for a distance of 100 feet to an alley, said tract lying east of Johnson Street between London and Prince Streets, said property being more particularly described as follows: Beginning at a stake on the east line of Johnson Street distant south 17 degrees 30 minutes east 90 feet from the point of intersection of said east line of Johnson Street with the southerly line of London Street; and from said beginning point running thence north 72 degree 30 minutes east a distance of 100 feet to a stake on the west line of an alley; thence running south 17 degrees 30 minutes east along said alley a distance of 60 feet to a stake; thence south 72 degrees 30 minutes west a distance of 100 feet to a stake on the east line of Johnson Street; thence north 17 degrees 30 minutes west along the east line of Johnson Street for a distance of 60 feet to a stake marking the point or place of beginning. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. The proceeds of said sale will be applied to the payment of said indebtedness and all expenses of said sale as provided in said Deed, and the balance, if any, will be distributed as provided by law.
