Notice of Sale Under Power Georgia, Glynn County Under and by virtue of the Power of Sale contained in a Deed to Secure Debt given by Jennifer Graham and Kevin L. Thomas to Mortgage Electronic Registration Systems, Inc. ("MERS") as nominee for SunTrust Mortgage, Inc., dated November 30, 2004, and recorded in Deed Book 1557, Page 89, Glynn County, Georgia records, as last transferred to U.S. Bank National Association, as trustee, for ARMT 2005-5, Adjustable Rate Mortgage-Backed Pass Through Certificates, Series 2005-5 by Assignment recorded in Deed Book 3875, Page 12, Glynn County, Georgia records, conveying the after-described property to secure a Note of even date in the original principal amount of $103,550.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Glynn County, Georgia, within the legal hours of sale on the first Tuesday in June, 2022, to wit: June 7, 2022, the following described property: All of that certain lot, tract or parcel of land situate, lying and being in the 26th G.M. District, Glynn County, Georgia, described and identified according to that certain plat of survey prepared by Atlantic Survey Professionals, certified by Ernest C. Johns, Jr., Georgia Registered Land Surveyor No. 2774, and being recorded in the office of the Clerk of Superior Court, Glynn County, Georgia in Plat Drawer 25, Map Number 118, as all of Lot Numbered Thirty-three (33), Phase II, Culligan's Landing Subdivision, Glynn County, Georgia. Reference is hereby made to aforesaid plat and to the record thereof for the purpose of more particularly describing and identifying the location, metes and bounds of the subject property and for all other purposes allowed by law. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Deed to Secure Debt. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Deed to Secure Debt and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
