Executed in: STATE OF GEORGIA COUNTY OF GLYNN POWER OF SALE Under and by virtue of the power of sale contained in that certain Deed to Secure Debt from Larry E. Brockington, Jr. and Phyllis L. Strickland to Marshland Community Federal Credit Union, dated May 24, 2004, securing a promissory note in the original principal amount of $60,000.00, recorded in the Office of the Clerk of Superior Court of Glynn County, Georgia at Deed Book 1432, Page 453 and subsequently modified, there will be sold at public outcry before the courthouse door of Glynn County, Georgia between the legal hours of sale on October 2, 2018 by Marshland Community Federal Credit Union, the following described real property to-wit: All that certain lot, tract or parcel of land situate, lying and being in the 1356th District G.M., of Glynn County, Georgia, containing One and One-Half (1.5) Acres, more or less (and being shown on a plat made by C.H. Bliss, Registered Land Surveyor, on August 15, 1964, as a portion of the Edna Horan Tract), and being more particularly described as follows: Beginning at a point on the East line of a private road called Lake Drive 547 feet from the point of intersection of the Easterly line of Lake Drive with the Northerly line of Atlantic Coastal Highway (old U.S. 17), and from said point of beginning running thence along the East line of said Lake Drive North 4 degrees West for a distance of 245 feet to a stake; thence running South 86 degrees 15 minutes east for a distance of 282 feet to a stake; thence running South 3 degrees 45 minutes West for a distance of 245 feet to a stake; thence running North 86 degrees 15 minutes West for a distance of 247 feet to the point of beginning. Said property is bounded Southerly by lands of Mrs. V.D. Dennard (also sometimes called Shirley Harper Dennard), Westerly by the private road called Lake Drive, Northerly by another portion of Lake Drive, and by the Southerly line of property referred to as Lot No. 13, and Easterly by an old road. Reference is hereby made to said plat for all purposes allowed by law. Said property will be sold as the property of Larry E. Brockington, Jr. and Phyllis L. Strickland. to satisfy the indebtedness secured by said Deed to Secure Debt, together with interest and penalties due thereon from said date until paid. Said indebtedness is in default and has been declared due and payable in full. The proceeds arising from sale of said property will be applied as provided in said Deed to Secure Debt. Said property will be sold subject to the following: Any and all ad valorem taxes or other assessments owing thereon, and other liens or security deeds which may be superior to said Deed to Secure Debt; all prior restrictive covenants, easements, rights-of-way or encumbrances; all valid zoning or other laws or ordinances; and matters which would be disclosed by an accurate inspection and survey of the property.
